As you know, the new HVCC regulation restricts you from ordering your own Appraisal Reports on conventional loans, only your lenders can order appraisals as of May 1, 2009 (FHA Appraisals are exempt); therefore, our new service is aDesktop Limited Use Appraisal Report.
 
As it says in it’s title, it’s a report written without the appraiser actually going to the property.  The report is not intended to be used for lending purposes but it is used to derive a “fair market value”.
 
Since only lenders must order the appraisals for conventional loans as of May 1, 2009, you can take this report and use it get an idea of the value before you submit your loans to your lenders avoiding the chance of the  loan ‘not working’.  Save time and work with your clients smoothly and efficiently.
